– OUR Fees

As a long standing Architectural Design Company, and  having been in the business for 35 years, we feel it our goal is to give a professional service for good value. We believe that our pricing structure is the most competitive and valuew for money you will find.

All our work is done on the latest 3D CAD software running on high end computers. This allows us to provide our customers with perspective (3D) views on all our projects. This included in  our feee – NOT an extra.

Remember that other companies may give you a cheaper Quote but be aware that their drawings may not be up to the mark regarding accuracy. There are certain ‘newbies’ that may be doing planning submissions as a sideline job who are not qualified to do the work. At Homeplan Designs we say that if we can Design the extension and  produce the 3D model of the project then you know it can be built.

Other things our clients have said when they ask us to take on their work, is that other Plan drawing firms they have spoken to have admitted that do no even do the Construction and Building Regulation drawings or Specifications. This is a recipe for disaster. [A planning drawing is mainly about how your extension will look and how it will effect your neighbour. It has no information for the builder to work out his building price]  These companies rely on a builder to submit what is called a Builders notice to Local Building Inspectors. This leaves it wide open for the builder to add extras on a build cost because he hasnt had to base his price on a set of drawings with buildng specifications.

Over the years we have had to pick up the pieces many times due to clients coming to us after being ‘misled’ up to when their plans have been drawn and approved planning.

In one case a very frustrated client said, –  “I couldn’t believe it when I was told that after spending over £1000 for  their planning drawing services,  they turned around and said we dont ‘do’ building regs – your builder can ‘build it’ on a builders notice. ”

– When we took that   job on it became obvious that the ‘planning approved’ drawing was totally inaccurate and had to be redrafted so as to fit on the site, as well as us producing the building specs and getting the client the required Building regs approval.

OUR Planning fees

  • Planning Permission for extensions from £300 for a porch or garage.-

    This price is for projects in the Fylde coast area, it  includes a site visit to measure the area of the existing house required to draft and design of the project, production of planning type drawings at 1:100 scale including existing and proposed floor plans and elevations, site layout changes etc.

NOTE For the above type of extension not in the  The Fylde Area the fee would be from £450

(Please Note – the above fees do not include local authority Planning Fee charges – £172 for householder planning application)

  • Planning Permission for single storey house extensions from £500 .-

    This price is for projects in the Fylde coast area, it  includes a site visit to measure the area of the existing house required to draft and design of the project, production of planning type drawings at 1:100 scale including existing and proposed floor plans and elevations, site layout changes etc.

NOTE For the above type of extension not in the  The Fylde Area but within 50 mile radius the fee would be from £600

(Please Note – the above fees do not include local authority Planning Fee charges – £172 for householder planning application)

  • Planning Permission for 2 storey  house extensions from £750 .-

    This price is for projects in the Fylde coast area, it  includes a site visit to measure the area of the existing house required to draft and design of the project, production of planning type drawings at 1:100 scale including existing and proposed floor plans and elevations, site layout changes etc.

NOTE For the above type of extension not in the  The Fylde Area the fee would be from £800

All of the above fees include liason with the Local Authority to obtain the planning approval, acting as your agent and including  ordnance survey location plan. All required meetings and discussions with planners throughout the eight week planning process.


  • Planning Permission for New Build housing from £1500 –

    based loosely on the same process as above but with much more in depth discussions with the planners including pre-application meetings. Preparation of detailed planning drawings including site plan and schematic drainage design at 1:100 scale, compilation of Design and Access report and monitoring of application as above. This process takes approximately  4 – 5 months from initial meetings with planners to a hopeful approval.

  • (Note – does not include local authority planning fee charge which is £385 per dwelling)
