An Interesting new House Extension Project

I’m just back from seeing a client who would like to extend his ‘new’ house. (he only moved in last week).

It is a typical  Victorian Style Mid Terrace House. A  2 Storey 3 Bedroom with a 2 storey ‘outrigger’ at the rear.

This outrigger is approx 2/3rd the width of the site from party wall to party wall.

Design approach is to make the rear of the property into a large well lit family living room with an open plan feel to include the repositioned kitchen. The proposal is to form  an ‘infill’ extension to the side of the existing kitchen in the outrigger.

This ground floor extension will have all the adjacent internal walls removed, where it butts up to the existing, and replaced with steel supporting beams to cary the upper floor. It will also have a series of Velux rooflights to flood light into the internal area where the new kitchen will be re-sited. The new room to be created will be expansive and will have fully glazed Bi-fold sliding doors right across the rear of the property.

As I have mentioned in previous articles this kind of house extension does not require planning permission and so is classed as Permitted Development ‘PD’.  On this basis once the design is complete and submitted for Building Regulations, (using Private Building Inspectors),  the client can have a builder on site in about 2 to 3 weeks from my initial measured survey.
