A design concept to enhance a family living space.

I’ve just completed an extension and remodel design for clients who own a semi detached house with an unusual room layout. This layout does not give much to family living with a small kitchen and average sized rooms lounge and dining rooms split by an oversized hall.
Views and access to the large rear garden are spoilt by a large outhouse across the back of this property.
Our design solution is to demolish the outbuilding and create an extension across the back and up the side of the house, (an ‘L’ shape). The existing dining room at the rear will have its rear and side walls onto this extension opened up with steel beam support to carry the first floor walls over. This extended area will have an open vaulted pitched roof to include roof lights, large side windows and a glazed door access to the rear. The design will give my clients a massive new living space with views into their garden.
What was the dining room area will now become the new kitchen with a breakfast bar onto a dining/living area.
The old kitchen will become a utility room with an adjacent WC cloaks room..
These changes will transform my clients house into a spacious modern property and will allow them to see and have easy access to the garden at the rear..
This extension is not allowed under permitted development (see other blogs for the PD rules, but the corner bit of the extension which connects the rear to the side legs is the reason), and so will require a planning approval.
